As we begin a new year, we want to take a moment to say thank you.

Looking back on the past year, our focus remained simple: to build better systems, strengthen partnerships, and provide our owners with more clarity, efficiency, and confidence—especially in what has been a challenging rental market.

Investing in Smarter Systems

Throughout the year, we continued investing in technology designed to improve communication, response times, and accountability.

We introduced Amber and Brooke, AI-powered assistants integrated into our CRM software, Aptly. These tools help manage communication, follow-ups, and internal workflows—allowing our team to stay organized and responsive while ensuring no details are missed.

We also implemented work order automations and enhanced vendor follow-ups, helping us schedule maintenance more efficiently and reduce delays. These improvements keep repairs moving, vendors accountable, and properties operating smoothly.

Adapting in a Changing Rental Market

The rental market over the past year required flexibility and persistence. Increased inventory, longer days on market, and rising costs created challenges for owners and property managers alike. Even so, we continued getting homes rented, adjusting pricing, marketing, and leasing strategies as needed to meet market demand.

Real-Time Transparency Through Rentvine

One of our most impactful upgrades is now available in your Rentvine Owner Portal.

With Live Owner Portal Reporting, you now have real-time access to your property’s financial performance.

You can:

  • Run reports anytime—no longer waiting for monthly statements

  • Build custom reports with filters and saved views

  • Export reports in CSV, Excel, PDF, or JSON formats

This enhancement represents a major step forward in providing our owners with greater transparency, control, and confidence in their investments.

Proactive Maintenance for Long-Term Value

We also entered into a partnership with Shield Pro Active Maintenance, a company focused on proactive asset care.

Through detailed annual property assessments, Shield Pro documents current conditions, identifies maintenance deficiencies, and prepares customized scopes of work. This proactive approach helps owners plan ahead, reduce surprises, and preserve the long-term value of their rental properties.

As co-owners of River Tree, we want to close on a personal note.

This past year was not an easy one in the rental market. Despite the challenges, we feel ridiculously fortunate to work with such a strong group of landlord clients—and we truly mean that! Your trust, patience, and partnership allow us to do meaningful work and continue improving how property management is done in our community. We are grateful for each of you and do not take that trust for granted.
